What type of residential properties do we manage?
The residential management team is supported by our property management accounts department. We pride ourselves on giving a very personal and highly professional service. We believe that good communications with residents and clients is vital to the smooth running of the properties we manage, creating trust that all issues will be dealt with expeditiously.
We are skilled in managing a wide range of properties, including:

What is our client base?
After many years in the business we have built up a varied client base. Which tenancy agreements do we use?
Where properties are let direct to individuals we use Assured Shorthold Tenancy Agreements. Where properties are let to companies for the occupation of employees a Contractual Tenancy Agreement is used. In each case the agreement allows for a refundable deposit to be taken in addition to rent in advance, and allows possession to be gained by the landlord at the end of the fixed term or during the term for breach of contract. top

We use all the conventional methods for finding a tenant including:

What does our letting service include?
- Advice on property suitability and rental value
- Marketing through Team offices

What management services do we provide?
Each client will require different services, applicable to their type of property. We can provide a service tailored to your needs, choosing from:
- Administration of rent collection
- Arrangement of general repairs
- Rent review advice
- Administration of Landlord’s Gas Safety Check renewals (excluding cost of check/test)
- Administration of NICEIC Approved Contractor’s Electric and Portable Appliance renewals (excluding cost of test)
- Service of Notice to terminate tenancy, if required
- Check-out condition assessment
- Administration of return of deposit
- Notification of council/utility companies, etc.
- Monthly statements, with copies to advisors if required
- Property inspections
- Contract administration
- Insurance administration
What are our letting and management fees?
Where we are asked to manage a property which is already tenanted, the fee is 8% plus VAT (based on % of the annual rental)
Where we are required to find a tenant for a property and we will subsequently be managing the property for a minimum period of 12 months, the letting fee is 8% plus VAT (billed every six months) plus 4% plus VAT (based on % of the annual rent) billed monthly.
